Design, maintenance, construction or operations — put it in the title and summary. Screening looks for HVAC or maintenance verbatim, not "mechanical" alone.

Number of projects, their area or value, and any cut in failures or energy use. The number states the size of your responsibility.

How do you calculate a building's heat load?

Name the parts: conduction through walls, roofs and glazing, solar gain by orientation, internal loads from people, lighting and equipment, and ventilation and infiltration. Then the software you use and the safety factor you add, and why.

Critical equipment fails and production stops. What do you do?

Safety and isolation first, a quick diagnosis and the shortest safe restart, then root-cause analysis and an update to the maintenance plan so it doesn't recur.

Preventive versus predictive maintenance?

Preventive runs on a fixed schedule of time or running hours; predictive on measured condition — vibration, temperature, oil analysis. Give an example of when you'd choose each.

A contractor installed something that differs from the approved drawing. What do you do?

Document it with photos and the reference, issue a formal comment, and require correction or a technical submittal for an alternative. Never approve verbally or ignore it.

Where this job leads

The path forks early: design engineer in a consultancy, site engineer with a contractor heading to project manager, or maintenance and operations engineer heading to maintenance or facilities manager. Energy efficiency and smart building systems are among the fastest-growing areas, and HVAC experience combined with them is in short supply.
